The house is a typical Gascon farmhouse dating from the 17th century. The property sits within an acre of land in the Gers countryside with views across farmland to the front and south to the Pyrenees.

The house consists of 4 bedrooms, kitchen, spacious hall, living room, 3 bathrooms and utility room while outside there is a private swimming pool within a secluded garden. There is electric storage heating throughout the house, wood burning stove in the kitchen and additional electric heaters for cold winter nights.

Downstairs

Spacious Hall/second sitting room

Through the front door to a spacious hall with tiled floor and colombage beams to the staircase. There is a three-seater sofa, armchair, coffee table and desk with wi fi connection and telephone. Computer not provided.

Kitchen

The kitchen has a tiled floor and is well-equipped with electric hob/cooker, microwave, dishwasher, fridge/freezer, CD player and speakers, fireplace with wood-burning stove, cupboard with good selection of board games. There is a farmhouse style table with chairs for 8 and a highchair is also available.

Living Room

The living room has French doors to the patio area at the front of the house overlooking fields. There is a double sofa bed as well as armchair seating, widescreen satellite TV and DVD player with good selection of DVDs. Coffee table and bookshelves with a large selection of books.

Utility Room

With washing machine, laundry basket, ironing board, iron, clothes airer.

Downstairs bathrooms:

(1) Shower/wet room.

(2) Separate downstairs bathroom with bath (with shower attachment), WC, washbasin, bidet.

Upstairs

Bedroom 1

Main bedroom with king-sized bed, bedside tables, wardrobe and chest of drawers. There is room for a travel cot and/or put-u-up beds. This room has double aspect views over fields to the front and over the swimming pool and garden to the side and the mountains on a clear day.

Bedroom 2

Double bed, bedside tables, wardrobe, chest of drawers and countryside views.

Bedroom 3

Twin beds, chest of drawers, bedside tables and bookshelves with views across fields to front.

Bedroom 4

Single bed, chest of drawers, cupboard with selection of children's' books and views to fields at front.

Upstairs bathroom

Consisting of new shower unit, WC and washbasin. This room is located between the main bedroom and single bedroom and can be accessed from either although room to single door can be locked to exclude access, if required.

Outside

The house is on a quiet road with grounds to the front, back and side of the house. There is a private swimming pool (10 x 4m) with spa jets and security cover. The pool and gardens are professionally maintained. There is a covered eating area for al fresco dining with patio table, umbrella and chairs and rotary clothes line. Pond.

There are sun loungers, reclining chairs, charcoal barbeque, mini football goal, boules set and other outdoor games.

There are numerous trees – figs, plums, walnuts, hazelnuts as well as blackberry bushes.
